Turn your "Your Home's Value" (CMA) page into a FSBO First Aid Kit!
When somebody comes to a website, they want to get information instantly and they want to get it without having to talk directly to you. Unfortunately, the default Your Home's Value page offering a free CMA is not usually very effective, because you are offering to send the visitor information later, and you are making them go through you to get it. If someone wants to get Instant Home Values, they would be much more inclined to use something like Instacompare than the CMA form. If you are targeting FSBOs in your direct marketing, however; turning this page into a FBSO First Aid Kit might be a better way to generate leads. From the Page Manager in your Marketing Control Center, you can change the default message on the "Your Home's Value" page to accomplish this.
Offer to Advertise FSBO Listings on Your Website for Free
Have them submit the attached form with the information about their property as they would like it advertised. (They may need to email you picture attachments separately, or you may want to offer to go over and take pictures for them).Explain that you will bring any potential buyers that inquire through your website directly to them (NOTE: you would want represent the lead as the buyer's agent of course). Since the majority of FSBOs are not able to do it on their own, you are leveraging yourself into a better position to get the listing when the time comes that they decide to work with a realtor.
Keep it Very Service-Oriented!
Most FSBOs are used to being hassled (in their minds) by real estate agents and are going to naturally be weary of anything you have to offer. If you make it clear that you stand to benefit because it enhances your inventory and it will help you pick up buyers and they stand to benefit from the free exposure, they might be a little bit more at ease because they do not feel like the direct target. After you have provided a real, free service, most people will naturally feel some obligation to you, and more importantly you will have built some rapport with them.Give them Some Basic Tips and Advice
You can put this right on the page OR in your drip email auto response- things like Home Staging, Pricing Your Home, Negotiating Basics, Dos and Don'ts, etc.
